Transactional Funding is a short-term financing option used to quickly buy and resell properties. It helps you close deals even if you don't have your own funds available. You borrow the money needed from us for the purchase and then repay it when the deal is closed. It's like a temporary bridge that lets you secure and flip properties without using your own capital upfront.
If all parties are in line and all documents are approved and ready to go, we can Fund you as quickly as the same day. Each deal is different but In general, our funding period goes from 2 to 4 business days
Transactional Funding can vary based on the specific deal. Our Minimum funding goes from $15.000, plus a $50 wire fee.

Transactional Funding fees are higher than conventional funding, due to the transactional lending high risk, the short-term nature, the transactional coordinator effort required, and because not all the deals will close. EMD lending focuses on deposit loss risk over interest accumulation.
No Credit Check or proof of income is required to qualify.
We request both A-B and B-C contracts to be closed from the same Title, there may be cases where we can eventually work around this instance when this situation is not possible, but as a fundamental requirement, we need that both contracts go to the same Title or Closing Attorney.
JV agreement between us: Considering each deal is different and each state has different regulations, we require that our Transactional Fund Lending terms between us are part of a Joint Venture Agreement that we provide, so we are all on the same page and we make sure that this document is shared to the Closing officer for transparency.
Purchase and Sale Agreement: The terms of the property purchase, including the agreed-upon price, closing date, and other crucial details. Could be possible, that if the purchase agreement doesn't offer the opportunity to authorize the refund of the Earnest Money Deposit in some conditions during the Inspection period, we must require to include an Addendum in the agreement that needs to be signed by all parties.
Contract Assignments (if applicable): If you're assigning the contract to another buyer, documents showing the assignment of rights might be needed.
Earnest Money Receipt: evidence of the EMD deposited showing your commitment to the deal.
If required, under specific conditions and or our necessities, we might require additional documents from you, before authorizing any transactional funding
